Granule Loss: Small granules on your roof play an important part in weatherproofing. They protect your roof from the sun’s rays and seeping water into your attic. If you see black spots on your roof or granule build up in your gutters, it’s time to re-roof.

Missing Shingles: Roofs tend to age evenly, but even so, if there are missing or broken shingles, it means that the uniformity of the protection layer is withering.

Curling or cracking: As shingles near the end of their life, they may noticeably curl or crack. This means that they’ve lost their water resistance and will only deteriorate the longer that you put off a replacement.

Leaks: A relatively new roof that only has localized leaks could get away with minor repairs. For older roofs (nearing 20 years old), a replacement is advised.

Age: Generally, roofs last for up to 20 years. However, that depends on the location, maintenance, and what storm conditions it’s weathered! If your roof is nearly at the end of its useful life, it’s time to call up the roofer.
